I will like to tell everyone how we are doing our real estate deals.
We can find houses that are way below market price because of it bad conditions. We will buy in dirt cheap and get it re-condition. While doing that they are going to refinance with some hard money lender using a kind of load they call rehab loan. Work like ARV after repair value, they refinance up to 75% of ARV - RC (Repair cost). So ARV - RC = fast refinance in 5 to 10 day, No payment for 6 month. And when you fix let say the kitchen they fund the value of the repair. Also they have no Pre-payment Penalty.
After we got the house fixed, we will refinance the house according to the market value. We will rent the house and use the rent to pay the loans. The newly refinance amount is now many times more than our initial investment. With that fresh money or profit, we can share it with partners, buy other houses and keep doing the same... repair, refinance, renting, refinance and buy more houses.
